Looking to Get Local Land Listings via Out-of-State Owners

Hi there,

I'm interested in either getting a great deal on land to build my home, or equally as great, getting land listings. So, shortly after property taxes were due, I sent the flyers below, to both in-state and out-of-state owners. 

There were about 180 in-state and 120 out-of-state. The first round, I received one call from someone in-state and on the second round, I received one call from someone out-of-state. So only two calls. Needless to say, I was discouraged and didn't send them out for a third time. 

Any suggestions or ideas on how to get the attention of out-of-state owners to list their land?
