Putting my building construction background to good use.

My boss at one of my jobs buys and flips homes on the side. I've made him aware that I'm capable of replacing and repair everything in a new house he purchased. He offered to pay me $10/hr to work on the house. I'm trying to come up with a counter proposal involving compensation based off of either a percentage of the sale price or the rent. The house was purchased for $650 and I believe after I fixed it up it could sell for about $16000. I've estimated the materials for the house will be $3000. Has anyone ever tried something similar? And if so what percentage was agreed upon? Any and all information would be very helpful.
