How to build the hype. Sell/rent it like nobody's business.

We're renting up a luxury 12-plex and are planning on holding an open house in 10 days. I can't stand private showings because it feels like such a time waste, especially when people miss appointments.

I'm looking for strategies to seriously build the hype so that we have a full house. My goal is to have every single place leased that day. Every.single. one. I've got it listed on Craigslist, Zillow, Trulia, Hotpads, etc and are receiving a less than impressive response rate because we don't have any other photos besides renderings. The views are out of this world, but at top of the market rents we need some serious foot traffic to make application on the spot.

I'm looking to all the investors, realtors, sales people, and property managers out there that know how to MOVE units. HOW DO YOU DO IT?
