In a recent podcast, Serge mentioned you have to figure out your competitive advantage to be successful in REI. I wholeheartedly agree with his philosophy. Now i am wondering from BRRR perspective, what are some rehab/tricks you can apply to make your properties stand out?

One of the tips my mentor mentioned was installing an unique bathroom sink to make your property more attractive toward potential tenants. Of course, he was investing toward mid-high end tenants so this method probably won't apply to section 8 tenants.

Pic related. I never saw what his bathroom sink looks like but I figure from his description, it's something like this.
