Working on an opportunity any suggestions

I have an opportunity to purchase a rental company, do not half all of the docs yet but do have a list of properties, 80 SFR and one vacant lot, owned, Balanced owed, rents and loan terms. The owner is not interested in doing the standard investor discount and would still like to remain a part of the business (primarily) renting properties and is really good at it and enjoys that part. The owner is in their 70s and would like to retire (for most part) any ideas on structuring the deal with out the obvious "cash and credit"?
