Will Low Income SD 401k Investments Work?

I am interested in a purely cash flow strategy. What if i was to buy 6k-20k properties, rehab, and rent; paid all cash and snowball the profits? I am curious, has anyone done this successfully?  I am counting on 0 appreciation and never plan to sell. Just carry them to my grave or discard them if things go too bad.  Possibly even forgoe paying insurance (self insure). I would keep these in a self directed 401k and pay for property management.

I could afford high vacancy rates, remove myself from annoying tenants, and barrier to entrance in this business model is low.
