Owner of vacant property lives in same city

While driving around town, we have discovered two vacant properties.  Our research indicates that both owners live in the same city that we live in. In this scenario, would you recommend sending direct mail, or would maybe leaving some sort of door hangar or package on their door be better?  While I'm sure there's a lot better chance that they would see and read whatever material we would leave, not sure if there is a chance that anyone would find that creepy or anything.  Also, we live in an area with a pretty high Spanish speaking population. Does anyone in the same situation send direct mail in both English and Spanish?  The issue would be that my Spanish is not up to par, so not sure how we would be able to handle the call if the owners do not speak English. The flip side is that there is no chance at a deal if they don't speak English and can't even understand what we are sending.  Thanks in advance for any feedback.
