Quit claim deed cash out....possible?

I have an idea that I'm pondering on its feasibility as a little to no cost strategy. That being said, I'm wondering is it possible for a free & clear homeowner to quit claim deed their home to an investor in the event that the investor can obtain a cash out refi,pay the homeowner an agreed purchase price amount and have that home as a rental for the investor w/out the refi loan being in the homeowner's name? Additionally, can all of that occur in 30 days or less as well as w/out tittle seasoning or the investors credit being an issue to obtain the funding?
