What Makes a Good Portfolio Actually Good? 🤔📊

Hey everyone,

Been doing a lot of thinking lately as I evaluate my real estate portfolio, and I wanted to throw a question out to the community:

What really makes a real estate portfolio “good”?

Is it…

+ High cash flow?

+ High leverage and aggressive scaling?

+ Low or no leverage (aka “abbezahlt”) and long-term security?

+ High equity?

+ Strong appreciation markets?

+ Low maintenance + headaches?

Or is it more about the numbers behind it—certain KPI’s that prove the health and value of the portfolio?

Here are a few KPIs I’ve been looking at:

* Cash-on-Cash Return
* DSCR (Debt Service Coverage Ratio)
* LTV (Loan-to-Value)
* Occupancy Rate
* Cap Rate vs. Market Cap Rate
* Equity Growth YOY
* Monthly Net Cash Flow per Door
* ROI after Year 1, 3, 5, etc.

And beyond numbers—how much does risk management and resilience during market downturns play into what makes a “good” portfolio?

For example, a highly leveraged portfolio might look great on paper during bull markets—but does that make it better than a smaller, completely paid-off portfolio that just steadily pays you forever?
