Title transfer, cash out refinance for buyout

My grandmother has an 8 plex that she wants to sell within the next few years. Would the solution below work, and if so, what would the limitations be?

1. Grandmother puts my name on title. I'm now an owner.

2. After 6 months, or 1 year (whatever time limit required), I take a cash out refinance (probably up to 75%) on "my" property to buyout the other owner (grandma).

3. I come up with another vehicle to fund the 25% that I would still owe grandma.
