Crazy Ex Wife on a Subject 2

When working Subject 2 deals it is very important to make sure everyone is on the same page.

In this case the crazy ex wife called the mortgage company and told them that her husband sold the house but agreed to keep the loan in place.

Just do everything you can to stay away from crazy people, when you are interviewing the sellers make sure you talk to both husband and wife.

This can be real hard to fix once the can of worms are open.

But, but, but, the Sub To "Community" assures everyone that doesn't happen. ;=)

I have never heard anyone in the sub 2 community every say there are no crazy people out there, I have been doing subject to's for over 15 years and this is what I tell everyone to be aware of spouses that are not on the same page. 

I was referring to a rather spirited group of individuals who join BP, post one time and only one time, promoting a certain “guru”.

He has become very popular, offering rewards to have them post on Bigger Pockets to promote himself and his “Sub To Community” for his $8,800 fee, to be part of the “community” where they enjoy each others hopes & dreams of making it rich with no money down Sub Tos.

However, no one seems to actually do a Subject To deal. But, they feel good about themselves because they are "part of the Sub To community".

They generally need to borrow money to join the group, which means they have no money, can’t afford to do Subject Tos, and don’t seem to be aware of the peril that puts the seller and themselves in. There are pitfalls to Subject To that you have to deal with, as you rightly point out.

If a crazy ex wife calls the bank and wants off the loan, (or the many other things that happen) what will these people do, with no money and no credit, when the DOS gets called. Well, at least they're a happy bunch, for now.
