Winter Boat Storage Buffalo/Rochester NY

My parents have empty out buildings that we are thinking of turning into winter boat storage. My question is do we set-up an LLC to run the money thru or do we run it as a cash business. They have 1 barn 40x60 and the ability to have another 40x60 building empty out to store boats in. I know there is demand so we could fill them up. I just really want to know what the best business to set-up to handle the money a liabilities?

Really would like help my parents earn extra income in retirement.
