Partner will match down payment for half of equity

I'm living in upstate ny(albany) and have been offered(by family) to match what I put down to get to 20 percent down(200,000 range). I'm looking for a multi unit with a possible cash flow of at least 500/mo. I was offered the money in exchange for half of the equity when I choose to sell without any of the cash flow (which would go to me). I would also budget in 10 percent pm fee. This enables quicker entry for my first property. I'm assuming its a no-brainier.

One other thing....I'm not interested in investing in war zones or section 8 but I would considered the city of albany which is where I grew up ans has cheaper properties. The method of getting to 40,000 every time for a property is daunting which has got me reading into other types of financing or areas. I just figured this was a great opportunity to get my foot in the door. Any have a similar experience?
