EV charging as a service for tenants to make extra $50/ month

Does anyone have experience with setting up EV charging on their short or medium term rentals in order to extract more in rent? I'm considering setting up a service where I could increase rent by $30-50 per month and take a cut off the tenant's electricity usage (~$20 more). Anyone have successes or failures with this type of model? 

Would love to hear feedback on this idea, whether you had personal challenges, and advice on the pricing model in particular. Thank you in advance.
