Mixed short/long term rental

Hello biggerpockets forum,

We have a three bedroom/two bath we are renting in Oregon, but there is an attic’s upstairs that has enough space to convert to a two bedroom one bath short term rental. Are there any caveats to mixing a long term and short term rentals on the same property?
