Looking to buy a deal through wrap

Hello,

My name is Jonathan and I am currently looking at a property in CT for 219,000 and rents for 1850 each unit. Its a duplex and the property cashflows. I am looking to see if the owner is willing to allow me to take over the mortgage and offer him 200 a month as it helps both parties. It would not be a wrap so I don't have to pay interest on the mortgage plus the 200 I am giving him. I am a rookie investor and don't have a single property to my name. How can I go about this. I am getting prequalified at the moment.
