Creative financing or subject to

Hey BP, I have a property its in a rural area however im trying to use subject to or creative financing to get a property. Its a single family home and the seller owes a mortgage of $12,000 i was going to wholesale this property but i am looking into creative financing as well as subject to. I really think this would be a good subject to deal because the arv is $73,000 and the seller just wants out. Any suggestions
