Assisted living conversion

Looking for some advise on how to convert a residential house into an assisted living property.

The house is in League City, TX, and currently a 4 bedroom 3 bath house on a 1 acre lot, built in 1970. 

Where I should look for code regulations? 

What should be remodeled to be considered an assisted living property?

Is it better to add a second or third building on the same site or add just additional square footage to the current house?

What challenges anyone else has ran into while trying to convert a residential house into an assisted living property within the BuiggerPockets community?
