It's a hit or miss for me. I've had luck from referrals.

Thanks @Angela W.! I will let you know if I have any luck with wholesalers.

Quote from @Dustin P.:

Meet ups, calling bandit signs, looking on the tax records for simultaneous closes are all good options

Networth Realty / New Western Acquisitions are both pretty large national wholesalers that operate in Houston. People will scoff at them but they do more deals than anyone else per month and are probably worth meeting with at least to just get a source of properties

Thanks @Dustin P.! Ill start looking into the tax records for simultaneous closings and touch base with Networth Realty / New Western Aquisitions in my market.

What is the best way to find a good wholesaler in your market?

I live in the Houston/Galveston are but am open to other areas around the country.

Looking for STR possibilities and small multifamily options.

Quote from @Bob Willis:

There was an interview with a couple who did just this kind of thing, I think they may have even used the BRRRR method. They were on the Bigger Pockets podcast before Brandon left. I wish I could give you more than that, but that's all I got. It was a very informative interview discussing just this topic.

Ill try looking up an old podcast. Thanks for the info!

Quote from @Karl McGarvey:

If it were me, I would find a partner in this kind of work already, and find a way to create a deal where you fund the property and they build the business. Utilize someone else's expertise to reduce your headache. I have clients who work in Assisted living and they wanted to pursue the same kind of property conversion and even with they experience they decided it was a little too much work and risk to undertake.

Hope this helps!

I agree that this is a lot of work, and think having a partner will be one good idea with the assisted living conversion. This is one of my investment properties where the tenant is about to move out and I have an opportunity to BRRRR the property while in transition.

Hoping to hear from someone in this group that has done this kind of work in the past. Maybe get some more info on what hurdles they encountered and what they would have done differently.

Looking for some advise on how to convert a residential house into an assisted living property.

The house is in League City, TX, and currently a 4 bedroom 3 bath house on a 1 acre lot, built in 1970.

Where I should look for code regulations?

What should be remodeled to be considered an assisted living property?

Is it better to add a second or third building on the same site or add just additional square footage to the current house?

What challenges anyone else has ran into while trying to convert a residential house into an assisted living property within the BuiggerPockets community?

Thanks!

I'm interested in finding a CPA in the Houston/Galveston, TX area who is also a real estate investor. I'm have 9 properties and want to become more strategic with my tax planning so that I can fully experience the associated tax benefits.

Thanks!
