Cold Calling Strategy

Hello Everyone!

Wanted to reach out and ask for insight. I have been cold calling for real estate investors for a few months now and I am looking to create a systematic approach to it. I am using cold calls to find motivated homeowners who are willing to sell their properties to investors without putting their house on market. Does anyone know what type of contract that I would need to get points on that sale?
