Taking Non-Traditional Route to Make Deal Work

Hey BP!

I have a house I’m looking at house hacking by renting out the rooms while I live there for a year and the numbers work fine, covers mortgage with a little extra. It’s turn key and I’m have trouble making the numbers work as an LTR once I’m ready to move out given higher prices and interests rates currently. I like the house and area and would like to make it a good deal if possible.

It is not zoned for STR, do MTRs follow the same zoning/guidelines? Is renting by the room even after I leave sustainable?

Just looking for creative ideas and if it doesn’t work it doesn’t work.
