Sell the property to myself?

I am in the process of renovating a SF at the moment and was wondering the best strategy to leverage the asset. We are doing it all with cash at the moment. 

Is there a way that i sell the house to myself(Or an LLC), cash out refinance and rent it out? Never done a cash out refi, but are the interest rates sky high?


Numbers:

House- 50k

Rehab- 25k 

ARV- 110k

Rents in the area- 1100
