Storage Building - Opportunity Zone

I just got done listening to one of the more recent interviews with Malaki Sims, and it really piqued my interest. I was wondering if anyone knew if you could use the capital gains from an investment, and use that to invest in a storage complex, or if the capital gains that you receive only apply to residential and not commercial within an opportunity zone.
