Specs and Rentals - Partnerships with a Builder

As an investor, how have you structured deals with a builder/sales team? Do you prefer to keep the builder and sales team out of the ownership side of things and simply pay them for their services, or do you partner with them? 

For some background, I'm an experienced Realtor® SRS, RSPS and a Construction Manager for a high end custom builder (in-laws' family business). As I grow and scale, I'm looking to build quality relationships with trusted partners who provide capital. My vision is to be a one stop shop for finding deals, bidding builds, building (developing if needed), and selling properties.  

With the experience we've got in building and real estate (and having both in-house), it makes sense. 

Have you worked with any companies who operate like this?  If so, what makes you love/hate them and how can we be better? How do you put your deals together with them? Any advice?
