Market Rental Listings

I am new into the business and was wanting to further my insight into the current market for future projects. I have a tool that would help me find great deals based on a multitude of factors about the property. However, when it comes to rental listings, I am at a stand still to finding market trends. How are investors utilizing rentals on the web to further analyze how much to charge their tenants? Would you simply look over all the rental listing on a particular website and make a rough estimate on what other investors/owners are charging?

I am an open book and willing to learn. If you have any knowledge into this, commenting would be greatly appreciated.
