AZ trustee sales/Foreclosures

Hi All!

I have a couple general questions for anyone that has experience with trustee sales or foreclosures in Phoenix as its an area of the market I was considering targeting. 

For starters am I able to go down to the courthouse as a spectator?  I think it'd be valuable to see the process unfold so that when I am in a position to take advantage I have an idea of what to do.


Also, has anyone successfully used hard money lenders for auction homes? I understand because its a bidding process you're shooting at a moving target so that can present an issue with HML because the price range can vary. If this has been done, have there been any issues acquiring the funds next day to pay for purchase?

I'd be very much interested in hearing any and all experiences you all may have when it comes to foreclosures/trustee sales in PHX! Thanks!!
