I am sure this has been noticed by most. I wanted to open it up for discussion. Do you think this is a threat to small/individual investors?

That news article is over a year old.

Rental rates have been pretty strong in the Northeast Phx and Scottsdale areas.  In fact, even Peoria and parts of the West Valley have also seen good rental increases.

So, I wouldn't worry about a bunch of high scale rentals going up anywhere in the valley.
