Advice on Preforeclosure/Foreclosure properties

I'm an out of state investor, new to the Huntsville area and been researching it in the last few months, looking to buy rehab and hold a few single-family houses.

I'm trying to bring more opportunities into my pipeline, now that inventory seems to be pretty low, I started looking into pre-foreclosure/foreclosure houses.
I would like to hear from your experience what are your best practices and tips with pre-foreclosure/Foreclosure properties?
