I'm curious about that market - there are some properties that look like they have potential to be flips, and I would love to get into flipping vacation rentals and/or BRRRing properties there.  Does anyone have experience in this market?  Are appraisals a nightmare?  How diverse is the market?  Are there potential flips, or are all the good properties kept in families forever?
