10% Down Loans - Alabama / East Coast

Hey All! 

Just wanted to reach out to all of you that have experience in the Alabama / East Coast markets. I've recently been dealing with a lender on the west coast that offers Owner Occupied Loans for 3.5% down and also do Secondary Home loans for 10% down.

However, I now have a Duplex under contract in Birmingham and did the final inspection last week and I was looking to secure funding, then my current lender told me that they don't service the State of Alabama. :/ 

Does anyone know any smaller local or bigger banks that would offer the same type of loans? I'd like to stick under 20% down if possible. Such as 15% or ideally %10.

Any help would be appreciated!!
