Looking for a Lender

I need some help from my real estate community.

I'm seeking to find a lender for the purchase and renovation of a single family home that I intend on buying with the purpose of flipping.

It is off the market with an asking price of $125,000. Im waiting for the inspection, but I'm figuring repairs in the $30-50,000(?) range. Houses in the area are selling for approx $300,000.

By the way, I've browsed through the Financial Services, Lending section on the Real Estate Association of Puget Sound (REAPS) but I'm not sure which lender to use. Any recommendations?

Also, I am about to place some property on the market in the next two weeks. The sale of that property will actually yield way more than enough to pay cash for the entire project. Obviously I  wouldn't want to do that. However, I don't want to wait that long as this deal might fall through the cracks. Should I take a second on my property now right before I list it? The conclusion of selling my property will pay off my first and second.
