Estimating rehab cost per sq ft in Front Royal/Winchester

Hi!

I'm just starting out, interested in BRRRR, and trying to learn more about the Front Royal/Winchester area. Does anyone have a sense of the rehab cost per sq ft in Front Royal and/or Winchester? I would definitely walk through a property with a contractor to get an estimate before purchasing, but for now, I'm hoping to do a quick analysis of rehab costs on a few properties.
