Is Arlington / Falls Church / Alexandria area getting too hot?

Well, been a long time lurker but here I am. :)

Even my relatives who are active in buying and selling properties are saying so. Do you see a sign of overheating at the moment? 

Also looking for an agent to help looking and putting offer together. What I need is simple and definitely not feeling like paying tens of thousand of $$ (not technically out of my pocket in VA) in commission. With all that said, what are my options?

@Peter Chan the seller pays the buyer side agent’s commission. In northern va, budget 2.5% of the purchase price for closing costs (if you are using financing) plus your down payment for the loan.
