Agreed upon repairs not made by closing date
I was wondering if anyone has been in a similar situation. Supposed to close on the house on Friday. Had the reinspect on Tuesday. Most of the agreed upon repairs were not made. The water heater had water pouring out of it onto the floor. The heat pump was still inoperable. Siding not repaired. Some new problems in the electrical system. Some other minor things weren't done. All of these things were in the PICRA.
At this point I don't trust the seller to make the repairs in a satisfactory or timely manner. What are my options? I think I should talk to a lawyer and try to get out of the deal. Any thoughts?

That's an awful situation! The best solution may be that at closing the settlement company holds a portion of the seller's proceeds in an escrow account, you get the repairs completed and submit receipts to be reimbursed, and then the remainder of the funds is dispersed to the seller. I've had colleagues do this before.
Your other option is to cancel the contract and walk away, and your EMD should be returned to you since the seller didn't satisfy the terms of the contract.
