Mortgages for A Duplex

I'm currently looking for a duplex that I can move into one side and rent out the other side. Does anyone have any good recommendations or suggestions on any good mortgage lenders that specialize in this sort of thing? I'm also open to looking at things like Lease Options and seller financing (assuming the seller owns the home free and clear) and any other options that I may end up using to finance the new deal. If anyone has any knowledge or experience in any of these, let me know what you think.

@Daniel any lender can do a duplex loan. What would be your Down payment? Lease to own and seller finance traditionally both require a larger downpayment.
