Real estate investors in the DFW Area

hello, 

I just moved to Dallas, TX less than a week ago and I would love to know what is the best area to invest in where the houses are not too expensive and there would still be some cash flow and appreciation?

yes, @Lucia Rushton. My first investment will be a house hack. I work from home but I will be traveling constantly so it makes sense to house hack and not spend on rent.
