New investor learning about Dallas-Fort Worth market

From everything I've looked at, the Dallas-Fort Worth market looks promising for the future. Population and job growth is expected to go up a ton and prices, while increasing, haven't skyrocketed to frothy Austin levels. I've been thinking of moving to the DFW market to work as a real estate agent and investor. The plan is to buy long term single and maybe multi family properties that cash flow well plus some appreciation on top over the next 10-15 years.

I want to get other investors opinions on the market before I decide to move there. I know property taxes are high and I keep hearing how it's hard to cash flow in Texas but it is really that tough to find cash flow positive properties in DFW?

Also wondering about what specific neighborhoods and cities in the area would be the best to invest in.

I just started learning about this market so ANY other information, tips, or insights you want to give on the Dallas-Fort Worth market will be appreciated.
