Best areas in Texas for low price high cash flow rentals?

Can anyone recommend some of the places in Texas that a person can buy relatively inexpensive houses to cash flow well? I am not looking for recommendations on places that necessarily appreciate like crazy etc. The properties would need to be able to cash flow with high interest-rate loans. Also the properties would need to support a property manager.

    @Joe S.

    You are in San Antonio correct?

    If you want great cashflow sufficient to work with even higher interest loans look into rent by room.

    PadSplit.com is just getting into business in that area I believe. They provide management of the tenants (market, background, collect rents) while you or your designated handyman take care of the place.

    My rent by room property in Houston brings in $5,200 in revenue on average a month, after mortgage, utilities, repairs budget, and PadSplit's cut I cash flow just about $2k on the one home. I have the best performing property in Houston on platform.

    Feel free to reach out if you have any questions.
