VA loan to Rental Austin, TX

Hello all!

I am a complete newbie to real estate investing although I have been researching and learning for a few years. I am currently relocating from a SFH in Austin, TX that I purchased 5 years ago using a VA loan. The current plan is to keep this home as a rental property. Here are my questions:

1. Does anyone have experience with the VA IRRRL? I am wondering if this is something I should look into if I plan on taking the buy and hold approach.

2. Would it be in my advantage to refinance into a conventional loan?

3. Since I utilized a VA loan and considering the restrictions in Texas, is there anyway to take advantage of the equity I have in the home?
