Looking to get started - is East Austin a good market for B&H?

Hi folks,

I got interested in real estate very recently and my goal for a first purchase would be a 2+plex in East Austin/Cherrywood/Hyde Park. Ideally, I would live in one of the units and rent the rest. Before I devoted too much time planning, I was hoping to get some advice on whether or not this a good idea in the first place. 

I'm working full time/good credit and looking to do this sort of thing on the side. My lease is up in January, which got me thinking about what I wanted to do next. Worst case scenario I keep leasing, but I figured owning and renting would be better in the long run. I haven't decided what my budget is, but I was prepared to just buy a house for myself until I considered this alternative.

I'm sure this posts betrays just how little I know so far, but that's why I'm here! Thanks in advance for your input.
