Property Near Lubbock in Plainview Texas

Hello I have a property in Plainview Texas on W17th st,   that i am looking to sell, currently have it listed but might be looking for a change, we changed the list price from 59k to 45.5k for a cash sale this morning. Any ideas or help from brokers or investors would be much appreciated.. 

(I would also consider working with a contractor to partner up and fully update the house to flip it..)
