Looking for the best strategy ideas / mentor to talk to in order to maximize cash flow in fast pace with $500K cash in hand. That gives me access to more funds (traditional mortgages etc.). I am fairly new in the game with one multi-family and one SFH investment (rented out).

Maximum leverage on multi unit properties. Do not allow your cash to die in a rental property. Make it earn it's keep.

Find a good mortgage broker to work with that will fully understand your long term investment goals to position you best for multiple mortgages with the lowest amount down.

Adding value,  to remortgage, pulling out all your cash with maximum leverage is a big plus.

Wash, rinse, repeat.
