Hello BP. Suggestions on areas to find rentals?

Hello BP. I just wanted to say hi. I'm a new member and new to REI in general. I've been on here quite a bit reading and trying to learn about different aspects of REI. I'm currently looking for a SFR in DFW as a buy and hold rental investment.

I've been trying to narrow down the search but I'm still analyzing properties in several different areas - North Dallas, Little Elm, Garland, Plano, Richardson, etc. Does anyone have any suggestions on where better locations are to find decent properties? It seems pretty difficult to find decent cash flowing properties. The ones that I have seen, seem to get snatched up pretty quick. Also, I was looking for a real estate agent that has some experience in rental investments. Any info would be greatly appreciated. Thanks.
