Looking for 2-4 unit MF in Dallas

Hey everyone, I recently moved to Dallas and signed a short term lease for an apartment with the plan to move into a 2-4 unit property & househack in 2018.

However, I've been searching online & driving around north Dallas & Dallas proper many times and I haven't seen hardly any 2-4 unit properties.

Could any Texas investors please point me in the right direction? If I can't find a small MF to househack, what's my next best option- buy a cheap single family to live in & use the rest of my income on REI?

Not a lot of 3-4 units in the DFW area. There are a lot of duplexes however. You and thousands of other investors are looking for small multis. DFW is a very hot market and there is a LOT of competition. However, You can find less competitive small multis in less desirable areas of the cities but that comes with higher crime rates, lower-rated schools, etc. Befriend a realtor who can send you daily MLS listings for multiunits and a few wholesalers.

Another option is to buy a single family and rent out rooms.
