Texas Lease Contract - TAR vs. Self Generated

I am working to put a lease contract in place with some new tenants at my rental property. I am curious as to what legally voiding consequences, if any, may be present by me using a TAR contract. Since I am not a realtor, and the form states that it can only be used by realtors, is there anything legally restricting me from using the document?
I would prefer to use a form that is tried and true as opposed to drafting my own or downloading one from the internet or a forum.

Isn't a contract a contract at the end of the day? It seems to me the only way for there to be consequences would be if the lease was taken to court and the TAR association requested payment for copyright infringement or use of the document.

Thanks for the feedback.
