Looking to get started with apartment investing

Hello Fellow BP Members,

I’ve started to become interested in apartment investing. The more research I’ve done on apartment investing I think I like the cash flow benefits of investing in a small apt vs one to two duplexes.

I’m working with a low six figure salary what are some hypothetical prices I would expect to see on a 10-12-unit apartment building? I’m from Texas but I’m currently in the Midwest working so I accept all responses regardless of where you are located. Also I would be looking to pay out of pocket for a large portion of the deal and finance the rest of it.
