Best way to attain tenants

Hi All,

I'm in the process of transitioning my primary residence (located near downtown in 78741) to a rental property. I plan on listing the property on Craigslist and Zillow; but, I'm also considering using an agent as well. My preference would be to avoid the one month rent fee that agents typically charge. I'm also curious to hear if anyone has found agents/companies that would do a halfs month rent instead of full month.

Would love to hear your experience on how to find great tenants.

I find my own tenants by also posting on Craigslist and Zillow. And as you may know, Zillow automatically also posts to HotPads and Truila.

On weekends, I hold an open house. I prefer this for myself because it's easier to just let people show up than make appointments out of my schedule for individuals or may or may not actually show up. It's less driving to the property for me with an open house 1-2 per week as well.
