Tennessee Market status

Anybody have any insight as to the Middle TN market/strategies? I don't really see much posted in regards to the Middle TN area as a whole. I want to get my first deal under my belt by the end of this year but really haven't got a feel for what strategies are used in my market or even what the market is like. What do you guys feel are the pros and cons to Middle TN and Tennessee as a whole? An example: I would like to get into the multifamily properties game here but I haven't really been able to find any in my area. Maybe I'm not searching right.

What do you guys think?

It's a tight market, for a certainty. Even in multi-family, prices are up and inventory moves fast. I think for investors, the key is to broaden your networking and have your funds ready to go. That's not to say that deals can't be had on the MLS, they do show up, but you have to be ready.
