@Meg Epstein Thanks! I'll definitely try to get in contact with her. I've found a partner with me to operate with who just so happened to have all the connections I was missing. I'm just waiting to see what I can be approved to borrow then it's first deal time  .

@Elizabeth Wilson mostly online websites. I did have an agent send me a list of properties though. I'm connecting with another agent here soon who hopefully can find some more properties for me. I may be searching in all the wrong avenues the well seems dry where I seem to be looking.

Anybody have any insight as to the Middle TN market/strategies? I don't really see much posted in regards to the Middle TN area as a whole. I want to get my first deal under my belt by the end of this year but really haven't got a feel for what strategies are used in my market or even what the market is like. What do you guys feel are the pros and cons to Middle TN and Tennessee as a whole? An example: I would like to get into the multifamily properties game here but I haven't really been able to find any in my area. Maybe I'm not searching right.

What do you guys think?

I have been looking at properties all around my home state (Tennessee) and have recently come across Memphis multifamily and single family properties for really good deals. I have run a lot of numbers on some of these properties and can determine that they definitely warrant further looking into. I'm interested in a buy and hold and BRRR strategy approach. What is your experience with real estate in Memphis? I feel overwhelmed by the amount of cheap properties that seem like they would be strong cash flow investments coming from there. I know I read an article earlier today from Bigger Pockets that showed Memphis as a top cash flow investor place for 2015. Surely there is something I am missing? Any Memphis investors that can attest to to whether Memphis would be a good place to begin my first investment?

I have been looking into multifamily properties in the Tennessee area for about a month and have found a few I was definitely interested in. I will be implementing the BRRR strategy for these properties and have began putting in offers. The only problem for me at the moment is since I am new to real estate and am not skilled in construction I have a tendency to underestimate costs on repairs and rehabs when I am running my numbers. I would like to connect with some professionals to further my knowledge and connections in the world of investing. I am particularly interested in connecting with people who are well versed in determining the cost and values of properties. I am still learning everyday reading real estate books and keeping up with the bigger pockets podcasts so I hope to further my skill set in these areas as I progress
