Retirees as tenants in east tennessee

Hello, I joined BP for networking.  I am wondering if there is a good rental market in retirement communities like tellico village. I'm interested in retirees as tenants because I think they would take better care of the property. 

Are there other communities that target the over 55 crowd that have good ROI on rentals?

Anyone in east tennessee who has experience with this area who could share some experience?
